The rectory roof is at the end of its life: The main roof has two layers of shingles and on a regular basis, worn and detached shingles blow off the building. The porches are covered with ethylene propylene diene terpolymer (EPDM), which is a durable synthetic rubber membrane used on low-slope buildings. Over time, the elements have degraded the EPDM: The normally flexible material has become rigid and is cracking, which allows cracks in the seal to develop. This causes an increased potential for leaks and damage to the underlayment.
The project: Removal of both layers of shingles on the main roof, and replacement with a new, single layer of shingles. The EPDM on the porch roofs will be removed and replaced with a new membrane of the same type.
